Refinancing

The mortgage market changes regularly in line with economic indicators and interest rate expectations.  At Balcombe, we work in the mortgage market constantly and are aware of the most current pricing, terms and conditions. What was at one time optimal may no longer be the best option in current market conditions. Home loan repayments are generally the biggest monthly financial burden and Balcombe will look for any opportunity to lower interest rates and reduce costs for our clients.

Refinancing an existing home loan may be used to:

- Repay other loans

- Access home equity for renovations and other purchases

- Move to a more appropriate lender

Pre-Approvals

A mortgage pre-approval is a confirmation of how much money a lender is willing to lend a borrower to pay for a home. The preapproval indicates that the lender is prepared to move forward with the loan as long as the home meets certain criteria and the borrower's financial situation doesn’t change drastically. The pre-approval is based on a borrower's financial profile, including income, savings, expenses and debt.

Our timeframes for pre-approvals is approximately 1 week. Pre-approval provides our clients with the ability to acquire their home or investment with confidence that the financing support will be there.

At Balcombe we take a more thorough approach with pre-approvals, providing honest, and genuine advice to clients regarding their real borrowing capacity to help them make the most informed purchase.
